Following the annual Gas Safety Check and receipt of your Landlord Gas Safety Record, you’ll need to provide a record of this check to your tenants. By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the Gas Safety Check – and for new tenants, you’ll need to provide this at the start of their tenancy. You will need to make sure that all gas pipework, appliances, chimneys and flues are kept in safe condition. Check the gas appliances’ manufacturer guidelines to find out how often a service is recommended.
Shropshire Gas & Heating are happy to future diaries all property Gas Safety Checks and send reminders prior to ensure expiry dates are never surpassed, allowing for us to take complete ownership.
Installation pipework isn’t covered by the annual Gas Safety Check, but both Gas Safe and the HSE strongly recommend, There are no formal requirements for you to keep maintenance records, but you’ll need to be able to show that you have regularly maintained the pipework, appliances and flues and completed required repairs. We know moving home can be a stressful time with lots to consider, but safety should be top of the list to ensure you don’t put yourself, or your family, in danger. Heating issues may not be your only problem if your new home’s gas appliances are faulty.
Shropshire Gas and Heating can legally undertake gas work at a property, whether it’s on appliances, flues or pipework. This means your homebuyer or structural surveys might not confirm if the gas appliances in your new property are working as they should by default and you’ll need to check.
Unsafe appliances can cause carbon monoxide poisoning, gas leaks, fires and explosions, which is why we’d always advise that you get them checked before you move in.
